In Episode 172 of the Wandering But Not Lost Podcast, co-hosts, Jan O’Brien & Matt Emerson take a moment to review the first half of 2021 and then dive into how to increase your opportunities and productivity for the remainder of the year by refocusing and rebooting your activities.






Start by writing down all of your accomplishments & victories in your business and personal life since January.  Remember to celebrate your successes!

  • Check your social media feeds
  • Photos you have taken - your camera roll

Next - break out your 2021 business plan and goals

  • Are you on track, ahead, or behind on your primary goals?
  • How many closings so far this year?  Buyers? Listings?
  • What does your pipeline look like?
  • What is your average sales price?
  • What is your average commission earned per closing?

Review what is working for you over the past 6 months.  

  • What are you most excited about?
  • What adjustments did you make due to the current market?

Reflect on what’s not working for you and do a deeper dive into why.  

  • Is it something you are avoiding or procrastinating about, or is it truly not working for you?  
  • Is it something you want to re-commit to doing? 
  • Do you need to modify it or maybe even take it off your plate?


What course corrections are you committed to taking action on for Q3 & 4?

Evaluate what you want or need to START, STOP or CONTINUE doing for your business and personal goals and objectives

Identify 3-5 FOCUS AREAS for the second half of 2021 - make sure you include something for your personal or professional development/growth! 


Recommit to connecting with your SOI & Database

  • Plan a Summer or Fall Client Event
  • Call or text to check in and invite your A list

Refine your Listing Skills

  • More Homeowners and investors will be putting their properties on the market

Counseling Frustrated Buyers 

  • Patience, updates, education
    • What it takes to win the offer right now - structuring the purchase agreement
  • Rates projected to stay low
  • Inventory slowly adjusting upward
    • Moratorium sunsetting in July now means more homes coming on the market
    • New home builders - lumber costs and supply issues easing
