In Episode 317, co-hosts Matt Emerson & Jan O'Brien welcome Brad Gustafson to the WBNL Podcast Studio. We'll get to know Brad and take a deep dive into his transaction and procedures manual platform for real estate agents. Brad will also tackle our ASK 3! questions. Let's GO...
Brad's journey began in 1982 when he graduated with a BA in Economics from Carleton College in Northfield, MN. Early in his career, Brad worked for Best Buy, which, at that time, had just eight stores. He became a Regional Sales Trainer, traveling across four states—Iowa, Illinois, Missouri, and Kansas—helping to open and manage about 25 new stores. This early experience in training, management, and sales provided him with a strong foundation for the career that would come next.
After a few years of adventure travel, Brad returned to the traditional workforce, but this time, he stepped into the real estate industry. For 20 years, he worked as a real estate agent in Las Vegas, one of the most dynamic housing markets in the country. During this time, Brad didn't just sell homes—he excelled at it. He closed as many as 75 deals per year, a huge number in the competitive world of real estate. However, selling homes wasn't all Brad did; he also took on roles such as Sales Manager, Team Leader, Recruiter, Mentor, and Trainer. His success in real estate stemmed from his market knowledge and his ability to teach and guide others.
He and his wife moved to beautiful San Luis Obispo to be close to the ocean. He joined AFX Research, providing title search services to government agencies, environmental professionals, insurance companies, banks, and investors. He started as the Vendor Manager and is now in Quality Control.
In addition to being an agent, Brad developed a system called TRANS-TRAC, a method for real estate agents to keep track of all the little details in a property transaction. Originally, this system was a paper-based tool. It was so useful that it became part of a continuing education course for real estate agents in Nevada. Later, in 2017, Brad updated the TRANS-TRAC system to an online version using Google Docs. Since then, over 4,000 students have purchased the system to help them better manage their work. A new software version of TRANS-TRAC is now available at https://www.TransTracSystems.com for $12.95/mo after a 100-day free trial.
